What does Exact Home Inspection charge for a pre-purchase Inspection?

Cost varies with size, type and age of the home. A pre-purchase home inspection is one of the smallest costs but the biggest potential money saver connected with a home purchase.

Typically an Exact single family house or town home inspection with report costs $399.00 and a condo or condominium apartment is $325.00.

Exact will provide you with a firm price proposal for your inspection. There are no hidden or extra charges.

I am purchasing a newly constructed home, does this require inspection?

Absolutely. New construction can contain substandard workmanship, the wrong materials or defects caused by human error. An Exact Pre-purchase Inspection can identify these issues.

How much advance notice does Exact need to schedule an inspection?

Usually two days, a copy of the report will be sent to you the day after the on-site inspection.

How long does the inspection take? Do I have to be there?

Normal inspections take three or four hours, someone must be there to give the inspector access to the dwelling. Attending the actual inspection is not necessary but if you would like stay the entire time we are pleased to have you.

What if the home fails the inspection?

The home cannot fail the inspection. The Exact Report will note problems, concerns and defects and possibly recommendations for further action. Exact will assist the client to understand these issues so that they can be resolved between the buyer and the seller.

What is required to prepare the property for the inspection?

Nothing, Exact inspects the property as is.

Who will know what is contained in the report?

Only you , the client. In the event that an extremely dangerous condition is discovered the occupant must be informed, but otherwise, the report is confidential.

What is the significance of hiring a NACHI certified Inspector?

The State of Florida does not regulate or license home inspector. By hiring a National Association of Certified Home Inspectors member you are assured of an inspector that is qualified, experienced and participates in ongoing training in the techniques and practice of his or her profession.
